Presentation vs Renovation

If you're selling and want the best outcome, it's almost always best to think presentation not renovation! 

A question our Sales Team at Tidbold Real Estate often get asked is should we renovate before we put our home on the market, and how much more will we get? 

If your home is looking a bit worse for wear and you are looking to sell, in most cases you will just need a major presentation overhaul, not a costly renovation. 

You rarely need to spend thousands of dollars to make your home attractive. 

 All you have to do is add some extra sparkle throughout your property, which can make a big difference to your price.

To Stage or Not to Stage

Ignore the hype and get the facts about staging. How much will it cost? What furnishings are you renting? What are the upfront and ongoing costs?

Staging does not always mean a better price. Simple presentation tips can work just as well. Most homes can be staged or presented for sale using the owner's existing furnishings. Sometimes we can suggest minor furnishing accessories to enhance a room or space.

Like all investments, you need to weigh up the risk and the cost versus the return. Unless your property is in dire need of outside help, you probably won’t need costly staging.

Adding Extra Sparkles

Make sure you present your property at its finest – look at it through strangers’ eyes. Remove or fix up anything that might turn the buyers off.

  • Presentation and cleanliness are always step one. If you do nothing else; de-clutter, clean top to bottom and do some basic presentation. 
  • Focus on the repair and maintenance issues with the property. 
  • Sweep all paths, remove rubbish from gutters and clear the letterbox of junk mail. 
  • Ensure the lawn and garden are maintained. 
  • Make any needed repairs to fences. 
  • Clean the outside of the property to remove cobwebs, dust and any flaking paint. 
  • Clean the windows and screens. 
  • Bright flowers create a homely look. Place some near the street and near the front door. 
  • Have a mat at the front door that says ‘Welcome’ on it.
  • Pressure wash any dirt or mould from the external of the house. 
  • Ensure your house is well lit, and allow as much natural light in as possible.

Make it sparkle without making it too clinical. The right appearance outside, followed by the right mood inside, gives you the best chance to get the highest price.
