Most people that have bought or sold a property know that the right agent is an asset and the wrong agent can be a liability.
There's no shortage of agents in this country. That's never been a concern - what is though - selecting the RIGHT agent for you. What one person highly desires in a real estate agent, the next person may not. Some of the factors we think people need to consider are:
Experience:
An agent with a track record, good or bad can be assessed and valued accordingly. An agent with no experience is an unknown - and it’s an individual decision on whether that risk is worth it to you.
Price:
When an agent quotes a higher-than-expected selling price for a property - it can be easy to be swayed. Can they provide evidence to back up their quote, and are they willing to compromise in regard to their employment with you is what you really need to consider.
Success rate:
Remember - highclearance rates benefit agents, while highpricesbenefit sellers!
Fees:
When you hire an agent, you are employing them to negotiate on your behalf. In order to assess an agent’s ability to negotiate for you, you need to see them in action. Ask them for examples and HOW they would negotiate for you.
Personality:
Respecting your agent is more important than liking them. You are not hiring a best friend, you’re hiring someone to negotiate on your behalf. The best negotiators are the ones who are both personable and assertive. They are able to disagree with you, without being offensive, and listen more than they talk.
Time:
One of the main reasons people decide to hire an agent is to save time. good agent will be able to meet with many different buyers and identify the ones who are genuine. This way you can avoid speaking to the many prospective buyers who are just there to look with no real intention or ability to actually purchase.
When it comes down to it, the value of a great agent lies in their ability to negotiate, advise, and deliver results - someone who can achieve the best outcome for you while making the process as smoothe and stress-free as possible.
